Goheung Office, Rev.1
Rev.0 has the right basic layout and I'd keep it: one gable roof over the office, the glass room and the service wing, 99.40 ㎡ in total. What needs work is inside the bays: which way people sit, where visitors go, how pipes and ducts cross the glass bay, and what heats the floor. Rev.1 makes ten changes and adds elevations, a steel frame with insulated panels, services sheets for water, heating, power and lighting, and a page for monitoring and controlling the office from a phone. The envelope, the bay widths and the total area stay the same.

What changes in Rev.1
Rev.0's layout stays. Ten changes deal with how people sit, where visitors go, how services cross the glass bay, how the building makes and stores power, and the solar deck. Seven decisions are yours.
Keep
What Rev.0 gets right
- Three bays under one gable (7.1 / 3.8 / 3.3 m) meet every line of the memo: office 15.03평, service wing 6.99평, glass room in between.
- The long sides face due south, so the whole south front gets sun all day. Rev.1 uses it for the solar deck (change 10).
- The storage and mech-room doors open off the east gable. Deliveries and equipment checks never pass through the office.
- The toilet opens off the lobby, so nobody has to walk through the office or the meeting room to reach it.
- The materials follow your reference photos: grey standing-seam roof, red-brick gables, dark panel long walls.
Switch between the two revisions to compare. Circles mark a problem in Rev.0 and triangles mark the matching change in Rev.1. The numbers match the list below. The solar deck (about 50 ㎡, open on three sides) isn't floor area and isn't in the totals.
- Rev.1 change · Rev.0 problem
- Lobby ceiling void used as the service bridge
- Braced wall (typhoon bracing)
- Ceiling-mounted unit (ERV, AC cassette)
- Structural grid. Frames 3 and 4 bound the glass bay
- Solar canopy over the deck, 12 modules, posts on grid line C

Rev.1
Ten changes
Office · 사무실
- 1
Turn the desks 90° to the window
In Rev.0 the north row looks straight into the south window and the south row has it behind them, so one row squints and the other gets glare on their screens. Rev.1 runs the 3 + 3 island north–south, so everyone sits side-on to the window. The director still faces the room and the door.
- 2
Close the west wall behind the director
Rev.0 puts a window right behind the director's chair. Staff see a silhouette, and the low afternoon sun lands on the desk. Rev.1 makes the west gable solid brick, like the reference photos, and daylight comes from the 5.2 m south window and the north high window. A solid gable also gives the frame a wall to brace in (change 9).
- 3
Meet visitors in the meeting room
Rev.0's sofa is in the far south-west corner, so every visitor walks past all seven desks to reach it. The meeting room is right off the lobby, so Rev.1 drops the sofa and puts a two-seat table by the window for one-to-ones and calls.
Glass bay · 유리 회의공간
- 4
Shorten the lobby and make the partition glass
The memo's central idea is an open passage through the middle (가운데는 통로처럼 비운다). Rev.0's 2.1 m furniture wall blocks the view from the front door to the garden. Rev.1 moves the partition from 2.4 m to 2.0 m, in line with the toilet wall, and builds it in glass with one solid 1.6 m panel: TV on the meeting side, company sign on the lobby side. The meeting room grows from 17.48 to 19.00 ㎡ and the lobby shrinks from 9.12 to 7.60 ㎡.
- 5
Use the lobby ceiling as a service bridge
The outdoor units and the mech room are at the east end. The AC, the ERV outlets and most of the PoE sensors are in the office at the west end. In Rev.0 the whole glass bay has an exposed sloped ceiling, so refrigerant pipes, ducts and cables have nowhere to hide on the way across. Rev.1 gives the lobby a flat 2,400 ceiling and runs everything above it. Stepping from the low lobby into the 4.3 m meeting room also makes the room feel taller.
Services and energy · 설비
- 6
Move the ERV out of the office ceiling
Rev.0 hangs the ERV in the office ceiling beside the director's desk, so its fan runs over the people working. Rev.1 puts it in the roof space above the mech room, where the filters are changed through a hatch. The meeting room gets its air from a grille in the lobby bulkhead.
- 7
Heat the floor with an air-to-water heat pump
Keep the hot-water floor heating and the buffer tank, but heat the water with a heat pump instead of an electric boiler. It uses about a third of the electricity. An electric boiler sized for this floor would take most of the hybrid inverter's capacity on its own, while the heat pump draws about 2 kW. The numbers are in the table below.
- 8
Panel, inverter and battery on one power line
Rev.0 puts the 16 kWh battery against the meeting-room wall, with the inverter on the far side of the room. Rev.1 puts the panel, hybrid inverter and battery together on the east side beside the exterior door, with louvers in the east wall, and runs the whole building on one power line: mains into the inverter, the inverter into one panel. In a power cut everything stays on from the battery and solar, and the hub switches off the AC, heat pump and water heaters so the inverter isn't overloaded. The DC cable is short, and the battery can be reached from outside if anything goes wrong.

- 9
Fix the frame lines before the structural review
Rev.0 doesn't set a structural grid. Rev.1 uses steel portal frames on lines 1–5 (0 · 3,550 · 7,100 · 10,900 · 14,200). Frames 3 and 4 are hidden in the walls on either side of the glass bay, so the meeting room has no columns and the curtain walls carry no roof load. Typhoon bracing goes only in solid walls: the west gable, the walls on lines 3 and 4, and the office's north wall. The roof deck carries the load across the glass bay. The walls and roof are insulated sandwich panels on this frame, drawn in the Structure part.
- 10
Move the solar panels off the roof onto a deck canopy
As you asked, the array comes off the roof (replacing memo item 6's roof array) and becomes the roof of a 3.6 m deep deck along the whole south front. Twelve modules (7.74 kWp) sit in one row on a steel canopy tilted 10°, with posts on grid lines 1–5. That gives about 9,800 kWh a year, a little more than the roof's 9,300, thanks to the 12th module. The canopy also does the job of Rev.0's eave: at noon it keeps the sun off the south glass from late January to late November, so no exterior screen is needed.
The cost is winter sun. At the December solstice the noon sun now reaches only about 0.3 m into the rooms instead of 3.4 m, which adds very roughly 500 kWh a year of heat-pump electricity. Use glass-glass modules rated for overhead use, have the structural engineer design the canopy for typhoon uplift, and ask the 건축사 how it counts: with open sides it shouldn't add floor area, but it will probably count toward building area (건축면적).
Also
Smaller fixes
- Toilet boothsRev.0's booths are about 0.8 m wide inside. Thin cubicle partitions give 0.9 m each in the same 2.0 m. One larger all-gender room is still an option, and Rev.0 already asks you to choose.
- West elevationA-201 shows only the south, north and east sides. Add the west. After change 2 it is a plain brick gable.
- Air unitsA combined air purifier and dehumidifier (제습 공기청정기) and a winter humidifier stand against the office's east wall, and a dehumidifier stands in storage, pumping its water to the mech-room floor drain. The hub switches them by relay from the room sensors (rules 1, 2, 25 and 26). Choose models that restart by themselves after a power cut.
- Canopy modulesUse glass-glass (bifacial) modules rated for overhead installation. They're safer over people than framed modules with a plastic backsheet, the gaps between them let some daylight through, and the back face picks up light reflected off the deck.
- Office to deckThe deck now runs along the whole front. Add a glazed door in the office's south-east corner, where the wall is solid between 6.2 and 7.0 m, for a second exit and a direct way out to the deck.
- Permit routeIn 관리지역 or 농림지역, 건축신고 covers buildings under 200 ㎡ (건축법 제14조 ①-2), so 99.40 ㎡ is only a hard limit in 도시지역. Check this once the 지번 is known.
Decisions
Your call
- Heat pump or electric boiler? This decides changes 7 and 8 and the boiler line in the E-102 budget.
- Which side does the road come from? Rev.1 still assumes a north entrance. Send the 지번 and the plan can be fitted to the lot.
- Two toilet booths, or one larger room?
- Storage door: a 1.6 m pair, or a 2.4 m overhead door for pallets?
- Is there a public sewer at the lot? If not, M-101 puts the septic tank at the north-east corner, near the road for the pump-out truck.
- Monitoring: Pico nodes plus the Raspberry Pi hub for the web app, as drawn in C-001, or Picos alone? Picos alone can show a page on the office Wi-Fi, but can't safely open the door from outside the office.
- Battery: keep 16 kWh indoors as drawn, or go to 32 kWh in an outdoor cabinet? The battery research explains why 32 kWh can't go in the mech room.

Elevations, section, roof and view
The outside of the building in Rev.1, with the solar deck along the south front. The floor plan, A-101, is in the review above.
Rev.0's A-201 shows the panels on the roof and leaves out the west side. In Rev.1 the roof is plain standing seam, the solar canopy runs along the south front over the deck, and the west gable is solid brick (change 2). The east gable carries the meter, the louvres and motion-sensing lights over both service doors. Window heights are assumed (south sill 900, head 2,400; north high window sill 1,600) until a window schedule is drawn.
The lobby's flat ceiling hides the services crossing (5) and holds the meeting room's supply grille (6). Sun angles are for Goheung, 34.6° N, at noon, drawn through the outer edge of the solar canopy (10). From late January to late November the noon sun doesn't reach the south glass. At the December solstice it lights only the bottom 0.17 m and reaches about 0.3 m into the room. The canopy's outer edge is about 2.4 m above the deck.
The roof keeps its standing-seam finish with no panels and no fixings through it. The array moves to the canopy over the south deck: the same 645 W modules as Rev.0, plus one more, in a single row tilted 10° to the south. The flatter tilt loses a few percent a year, and the 12th module more than makes it up. The gaps between modules let some light and rain through. The rest of the rain runs off the low edge into a gutter and down the two end posts (M-101). The panels can be rinsed from the deck with a soft brush.

The same view as Rev.0's A-501, from the south-east, drawn a little lower so the façade shows under the canopy. The roof is plain grey standing seam. The solar canopy runs the length of the south front over a 3.6 m deck, on five slim posts, and the dark office wall and the meeting room's glass show beneath it. The east brick gable keeps the storage and mech-room doors.

Steel frame and insulated panels
The walls and roof are insulated sandwich panels, the cold-store kind (냉동 판넬), on a light steel frame: five portal frames on grid lines 1–5, purlins across the roof and girts along the walls. The solar canopy has its own steelwork off the south columns. Member sizes are starting values for the structural engineer.
Five portal frames on grid lines 1–5 carry the roof. Each column stands 260 mm inside the panel line, so the panels can wrap the frame in one piece. The glass bay has no columns: purlins span the 3.8 m between frames 3 and 4, and the curtain walls carry no roof load. The roof is braced in the two end bays, and the walls only where they are solid (change 9). The canopy hangs off the south columns on short outriggers, and its outer edge stands on five posts on grid line C.

A typical frame on grid 2, through the office. The wall panel's centreline sits on the grid line, with the girts and the column inside it. Measured to the wall centreline, the floor area stays 99.40 ㎡. The panels wrap the outside of the frame in one continuous layer, so the steel stays warm and dry inside it. Only the canopy outriggers pass through the wall, on thermal-break pads. At the posts there is about 2.25 m of headroom under the canopy beam.
① The wall panel stands on a steel angle at the slab edge, clear of the ground, with a drip flashing over the slab-edge insulation. ② The roof panel runs over the top of the wall panel onto the eave purlin. A flashing closes the gap, and the gutter sits inside the eave. ③ Wall panels lock together with a tongue and groove. The screw is hidden in the joint and goes into the girt, and the joint is sealed on the inside to keep the building airtight for the ERV.

- Panels on the gridKeep each wall panel's centreline on the grid line, with the girts and columns inside. The floor area then stays 99.40 ㎡, under the 100 ㎡ line. Hanging the panels outside columns that sit on the grid would push it to about 110 ㎡.
- Fire-safe coreUse panels with a 준불연 (quasi-noncombustible) core, such as a rated PIR or glass wool, and no EPS foam. Korean rules on sandwich-panel cores have tightened since 2022; the 건축사 confirms what applies to this office.
- Warm frameThe panels wrap the frame in one layer, so no steel bridges the insulation except the canopy outriggers, which sit on thermal-break pads.
- Thickness125 mm walls and a 150 mm roof are starting points. The energy-saving design standard (에너지절약설계기준) check for the southern region sets the final thickness.
- TyphoonThe structural engineer designs the canopy and the roof fixings for Goheung's coastal wind. Fixings get closer together near edges and corners, and the canopy posts get their own footings.
- Brick gablesThe face brick on the east and west gables is a veneer in front of the panels, tied to the end-frame girts and standing on a ledge of the footing.

Heating: electric boiler or heat pump
Both heat the same floor loops with water at 30–35 °C. Heat pumps work best at low water temperatures like these.
| Electric boiler (Rev.0) | Air-to-water heat pump (Rev.1) | |
|---|---|---|
| Power draw at the coldest hour | 6–9 kW (typical boiler size for this floor) | about 2 kW |
| On the hybrid inverter and 16 kWh battery | Takes most or all of the inverter by itself, so in practice the heating runs off the grid | Fits, with room left for the AC and office loads |
| Electricity on a cold January day | about 30 kWh | about 10 kWh |
| Solar output on an average January day | about 18 kWh | about 18 kWh |
| Heating electricity per year | about 4,000 kWh | about 1,300 kWh |
| Share of the canopy's 9,800 kWh a year | about 41 % | about 13 % |
| In the mech room | Boiler and tank | Small indoor module and tank. The fan unit sits outside next to the AC unit |
| Purchase price | Lower | Higher. Get quotes for both |
Rough figures for comparing the two options, not for sizing equipment. Assumes a heat loss of about 170 W/K for the Rev.0 envelope (외단열, low-E double glazing, ERV), a design low of −6 °C, a January mean of about 2 °C, heating on workdays with a night setback, a seasonal heat-pump COP of about 3, and solar yield scaled from A-401 (3.6 h/day over the year, about 2.6 h/day in January) to 12 modules at 10°. The canopy's loss of winter sun adds very roughly 500 kWh a year to either option.
Cold water comes in from the road through a meter to a main valve under the toilet basin. From there it rises into the ceiling and runs to the WCs, the pantry, the heating fill and the yard tap. Each sink has its own 15 L heater, so no hot-water pipe crosses the building. Drains run under the slab inside and are buried outside, to an inspection chamber and then the public sewer, or a septic tank if there isn't one. Rainwater goes to separate catch pits.

The heat pump's indoor module heats the buffer tank, and the manifold sends water at 30–35 °C to six loops of Ø16 pipe at 200 mm centres. Every loop stays at or under about 90 m so they balance. The leaders run under the lobby floor, which warms the entrance. The four floor boxes are set out before the pipes go down, and the coil keeps 300 mm clear of them. Refrigerant pipes from both outdoor units run in the ceilings next to the water pipes.

One cable tray runs from the panel through the toilet, lobby and office ceilings, with power and data in separate compartments. Every circuit comes off one panel fed by the hybrid inverter, so the battery and solar carry the whole building. In a power cut the hub switches off the heavy loads (C9–C14) so the inverter isn't overloaded. The desks and the meeting table get floor boxes, fed through conduits in the floor slab. 23 sockets, 4 floor boxes and 12 LAN outlets. The lighting note's fittings, light levels and controls, laid out on the Rev.1 plan. In the office the three desk panels run east–west over each pair of facing desks, in line with where people look, so they stay out of the screens. The window row dims with daylight (DS). With the ERV gone from the office ceiling, the north corner gets a panel instead of two downlights. M1 hangs along the meeting table, and M2 is optional now that the furniture wall is gone. The lobby downlights sit in the flat 2,400 ceiling over the shoe benches. Outside, four lights go under the canopy and markers show the deck edge. Positions are ±0.3 m; ask the supplier for a DIALux check.

One power line. Mains comes through the meter and main breaker into the hybrid inverter, and the inverter feeds one panel for the whole building. The canopy array and the battery join at the inverter. In a power cut the inverter disconnects from the grid (anti-islanding) and keeps the whole building live; the hub cuts C9–C14 so the load stays within the inverter's rating. The bypass switch feeds the panel straight from the grid while the inverter is out for service. Choose an inverter whose grid pass-through is at least the 50 A main breaker, or a bigger inverter is needed.
What the services layout settles
- Wet side, dry sideIn the mech room the heat pump, manifold, buffer tank and floor drain sit on the west side. The panel, inverter and battery are on the east side, so no pipe runs above the electrics.
- Panel by the meterThe meter goes on the east gable beside the mech-room door, readable from outside. Rev.1 swaps the panel and the control box, and the battery and the inverter, so meter, panel and inverter line up along the east wall with short cables. The inverter, which runs warmer than the battery, now sits by the louvers.
- Hot water at the sinkA 15 L heater under each sink, not a hot-water pipe from the mech room. The pantry is 7 m away; a long pipe would run cold for a minute every time and leave warm water standing in it.
- Pantry drainGoes out through the north wall and along the outside to the inspection chamber, instead of under the heated glass-bay floor. One bend, with a cleanout chamber on it.
- Meeting-room ACE-101 puts the wall unit on the west wall, where its pipes would have to cross the exposed sloped ceiling. Rev.1 puts it on the east wall, backing onto the mech room, so its pipes and drain go straight through the wall.
- Floor boxesFour of them, under the director's desk, the desk island and the meeting table. Set them out and lay their conduits before the heating pipes go down.
- One power lineMains, solar and battery meet in the hybrid inverter, which feeds the one panel. Nothing is split into backed-up and non-backed-up sections: the hub decides what to switch off in a power cut, through a contactor on each heavy circuit.
- Solar cablesThe DC cables run down the canopy's east post and through an underground duct to the inverter, about 12 m. Nothing pierces the roof.
- Wet and outdoorToilet, storage and outdoor sockets are on 15 mA RCDs (누전차단기) with waterproof covers. The yard tap is frost-free. An EV charger isn't drawn; it would need a 6 ㎟ circuit and a conduit to the parking space once the site plan exists.

Running the office from a phone
Six Pico boards around the building read the sensors and switch things on and off: lights, heating and cooling, the battery and inverter, the air units, the door and the water. Temperature probes watch the heating, the battery and the panels, humidity is measured in every room, and a rain gauge sits on the canopy. I've assumed the Raspberry Pi Pico 2 W. The Raspberry Pi hub already planned in E-102 sits in the middle. It runs the web app, keeps the history and applies the rules. The Picos only take orders from the hub, and your phone talks to the hub, never straight to a Pico.
Why there's a hub in the middle: a Pico 2 W can serve a simple page on the office Wi-Fi, but it doesn't have the memory for a secure, logged-in web app that's reachable from outside, and a door lock shouldn't be on the open internet. So the hub handles the web app, logins, history and rules, and the Picos handle the wiring. The door node (N1) and the power node (N4) are wired, so they keep working if the Wi-Fi drops. Everything runs off the battery-backed panel (C6), so it all stays up in a power cut.
Where each node, sensor and switched device goes on the Rev.1 plan. This replaces the sensor layout in E-101. Room sensors go 1.2–1.5 m up on inside walls, away from windows, the AC and the air units, so they read the room and not the machine next to them. Solid lines are wired links, dotted lines are Wi-Fi, and thin lines show which node each device wires back to.

Opening the door from a phone
- On the 출입 tab, hold the button for a second. Having to hold it stops a phone opening the door from inside a pocket.
- The phone sends the request over HTTPS to the hub. It goes directly on the office Wi-Fi, or through the VPN from anywhere else.
- The hub checks the person's account, door permission and time window (E-102), then tells N1 over MQTT to release the strike for 5 seconds.
- N1's door contact confirms that the door opened and shut again. The hub logs who opened it and when, saves a camera snapshot and updates the app.
- No open portsReach the office from outside only through a VPN (WireGuard or Tailscale). Never forward a router port to the hub or to a Pico.
- One account eachEach person signs in with a passkey, and nobody shares a PIN. Delete an account and that person's access ends on every phone.
- Works offlineThe keypad and card reader work through N1 even when the hub or the internet is down, and a mechanical key overrides everything.
- Never locked inUse a fail-secure strike, which stays locked without power, on the battery-backed panel. The inside lever always opens the door. Ask the fire designer whether the door has to release on a fire alarm.
- Knowing who's inDoor contact + who unlocked + presence sensors tell the hub when someone arrives and who it was. An entry with no unlock during security mode sounds an alarm.
Ground rules for the system
- Safety stays separateFire detection, the battery emergency stop (KEC 512.1.4), emergency lights and exit signs are certified stand-alone devices. The Picos only read their outputs and send alerts. They never control them.
- Fail safeIf a node stops, the shed contactors leave their circuits on, the DALI lights hold a fixed level, the main valve stays where it is, and the door stays locked but opens from inside.
- Low voltage onlyThe Picos switch only low-voltage relay coils. Mains contactors and relays sit in the panel and are wired by the electrician.
- Own networkThe Picos run on their own VLAN. MQTT uses a password per node and TLS, and firmware is updated only from inside the office network.
- CameraThe camera covers the entrance only. Put up notice signs and get staff consent (개인정보보호법, E-102).
Rules 17–32, added to E-102's rules 1–9 and the lighting note's 10–16
| # | When | The hub does |
|---|---|---|
| 17 | The inverter reports a power cut | Opens the shed contactors on C9–C14 and sends an alert. Five minutes after power returns, it brings them back one at a time. |
| 18 | Any leak sensor gets wet | Closes the motorised main valve and alerts everyone. Someone reopens it by hand in the app. |
| 19 | Water runs for 30 minutes at night or at a weekend | Alerts: probably a running WC or a leak |
| 20 | Mech room over 35 °C | Louvre fan on. Over 40 °C: alert, and lower the battery charge current. |
| 21 | Fire detector in the mech room trips | Alerts everyone and shows which doors are open. The certified detector and the emergency stop act on their own. |
| 22 | Door open for more than 2 minutes | Alert |
| 23 | Door opens in security mode without a valid unlock | Alarm, camera snapshot, alert |
| 24 | Someone opens the door from the app | Checks the user and time window, releases the strike for 5 s, confirms with the door contact, logs it |
| 25 | Storage humidity over 60 % | Storage dehumidifier on; off again at 50 % |
| 26 | Office PM2.5 over 25 µg/m³ | Purifier to high. If outside PM is high too, cut the ERV's outdoor air. |
| 27 | Floor surface over 27 °C | Lowers the heat pump's flow temperature (flooring note) |
| 28 | A node goes silent for 5 minutes | Alert. That node's outputs go to their fail-safe state. |
| 29 | Rain starts while the deck slider or the office deck door is open | Alert on phones and the wall panel |
| 30 | Toilet humidity over 70 % | Extract fan on until it drops below 60 %, running at least 10 minutes |
| 31 | Heating flow over 40 °C, or the buffer tank not warming for 30 minutes in heating hours | Alert and lower the heat-pump set point (see rule 27) |
| 32 | No rain for 30 days and clear-day solar output down 10 % | Reminder to rinse the canopy panels from the deck |

LED lighting plan: Goheung office (inside and outside)
The brief
Choose LED lighting for every room, and decide where each light goes, including outside the building.
고흥사무소_조명_배치도.svg, drawn on the Rev.0 plan. Positions in metres from the south-west corner, ±0.3 m.
The drawing above is 고흥사무소_조명_배치도.svg. Positions are measured in metres from the building's south-west corner, on wall centrelines, and are accurate to about ±0.3 m at this stage.
The plan in short
| Where | Lighting |
|---|---|
| Office | 9 recessed linear LED panels in 3 rows, 4000 K, low glare (UGR < 19), about 500 lx on the desks. The row nearest the windows dims itself when there is daylight. |
| Meeting room | One long suspended pendant over the table that lights both down and up, plus a hidden LED strip on top of the furniture wall washing light up into the sloped wood ceiling. 3000–4000 K, high colour rendering (Ra ≥ 90) so faces look right on video calls. |
| Lobby | Warm 3000 K downlights: two over the shoes-off entry strip and one in the middle, plus a soft strip under the shoe cabinet. They turn on when someone walks in. |
| Toilets | Warm downlights and a mirror light, all rated for damp rooms (IP44), with presence sensors that won't switch off on someone sitting still |
| Boiler/electrical room, storage | Sealed IP65 LED battens, plus a battery-backed emergency light in the electrical room |
| Outside | A few warm (2700 K), fully shielded lights: at the front door, the deck, the two east service doors and along the path. No floodlights. Most go to motion-only after hours. The site sits among rice paddies, and night light measurably cuts rice yields. |
| Controls | Everything runs through the planned control hub: presence, daylight, a security mode after the last person leaves, and sunset/sunrise timing for the outside lights |
Light levels
I used the European standard EN 12464-1 for the targets, because it is widely used, including by the free DIALux lighting calculations that suppliers run. The Korean standard is KS A 3011 (조도 기준, last confirmed 2023), but I couldn't get its tables. Ask the supplier to check the final design against KS A 3011.
| Space | Target light level (on the task) | Colour temperature | Glare limit (UGR) | Colour rendering (Ra) |
|---|---|---|---|---|
| Office desks | 500 lx (about 300 lx around them) | 4000 K | < 19 | ≥ 80, 90 better |
| Meeting table | 500 lx | 3000–4000 K | < 19 | ≥ 90 (video calls) |
| Lobby / entrance | 100–200 lx | 3000 K | < 22 | ≥ 80 |
| Toilets | 200 lx, plus light on faces at the mirror | 3000 K | < 25 | ≥ 90 at the mirror |
| Boiler/electrical room | 200 lx | 4000 K | < 25 | ≥ 80 |
| Storage | 100–200 lx | 4000 K | < 25 | ≥ 60 |
| Outside: front door | about 50 lx | 2700 K | No light above horizontal | ≥ 70 |
| Outside: path, deck | about 5–20 lx | 2700 K | No light above horizontal | ≥ 70 |
| Edge of any rice field | 2 lx or less | — | — | — |
The outdoor figures are design targets I chose, not taken from a standard. The rice-field limit comes from the crop research below.
Office check: 9 panels at about 4,500 lm plus 2 downlights at about 1,000 lm gives about 42,500 lm over about 47 m² of floor. After typical losses from room surfaces and dirt over time, that averages roughly 450–500 lx, and more over the desks, which have panels directly above them.
Interior fixtures
| ID | Where | Fixture | Qty | Specification |
|---|---|---|---|---|
| L1 | Office | Recessed linear LED panel, 1200×300. Korean ceilings are often built for 1280×320 panels instead, so match the ceiling grid. | 9 | 40–45 W, about 4,500 lm (≥ 110 lm/W), 4000 K, Ra ≥ 80 (90 better), UGR < 19 (prismatic diffuser), flicker-free driver, DALI-2 dimmable |
| L2 | Office, in front of the document cabinets | Recessed downlight, Ø100–150 | 2 | 10–12 W, about 1,000 lm, 4000 K, angled toward the cabinet fronts. This corner gets downlights, not a panel, because the ventilation unit (ERV) sits in the ceiling above it. |
| L3 | Office pantry (탕비) | LED strip in an aluminium profile, under the wall cabinets | 1 run, about 1.5 m | 4000 K, Ra ≥ 90, its own switch at the counter |
| L4 | Office reception corner (응접), optional | Decorative pendant over the low table | 1 | 3000 K, about 800 lm, dimmable. Gives the corner a warmer feel. |
| M1 | Meeting room | Suspended linear pendant lighting both down and up, about 2.2 m long, running north–south along the table | 1 | About 5,000–6,000 lm, about 60% down and 40% up, 3000–4000 K (tunable or fixed 3500 K), Ra ≥ 90, UGR < 19, DALI-2 |
| M2 | Meeting room, on top of the 2,100 mm furniture wall | LED strip pointing up | 1 run, about 2.7 m | 3000 K, 4–6 W/m, dimmable |
| B1 | Lobby | Surface cylinder downlight fixed between the wood louvres | 3 | 8–10 W, about 750 lm, 3000 K, Ra ≥ 90, deep anti-glare |
| B2 | Lobby, under the shoe cabinet | LED strip at floor level | 1 run, about 1 m | 3000 K, low output, turned on by motion |
| T1 | Toilets: wash area and 2 cubicles | Downlight, IP44 | 3 | About 8 W, 3000 K |
| T2 | Toilets, over the washbasin | Mirror light, IP44 | 1 | 3000–4000 K, Ra ≥ 90, lights faces from the front |
| S1 | Boiler/electrical room (2), storage (2) | Sealed LED batten 1200 mm, IP65 | 4 | 25–30 W, about 3,000–3,500 lm, 4000 K |
| EM | Boiler/electrical room, by the east door | Battery-backed emergency light (비상조명등) | 1 | At least 1 hour. Lets someone work at the distribution board during a power cut. |
| EXIT | Main entrance, deck door | Exit sign (피난구유도등), LED with battery backup | 2 | Confirm number and positions with the fire-safety designer |
Buy from Korean suppliers who show: KS certification (KS 인증) or the high-efficiency equipment certification (고효율에너지기자재 인증); a flicker-free driver (플리커 프리), since staff look at screens all day; and a 5-year warranty. Ask the supplier for a free DIALux calculation using the final ceiling plan.
Positions and the reasons for them
Office (7.1 × 7.0 m, flat 2,700 mm acoustic-tile ceiling)
| Group | Positions (x, y) in m | Why it goes there |
|---|---|---|
| Window row: 3 × L1, running east–west | (1.3, 2.0), (3.5, 2.0), (5.7, 2.0) | Parallel to the 5.2 m south window band, so this row can dim when the sun is in and stay off most bright days. It stays clear of the air-conditioning cassette. |
| Desk island: 3 × L1, running north–south | (3.3, 3.4), (4.7, 3.4), (6.1, 3.4) | One panel centred over each pair of facing desks, crossing the partition. Staff face north and south, so running the panels the same way as their line of sight keeps panel reflections off their screens. |
| CEO desk: 1 × L1, running north–south | (1.4, 3.45) | Directly over the desk, in front of the person sitting there, not behind them, so it doesn't reflect in their screen |
| North row: 2 × L1, running east–west | (3.4, 5.6), (5.6, 5.6) | About 0.7 m in front of the copier, pantry and cabinets, so the cabinet fronts are lit. They stay at least 0.2 m from the Wi-Fi access point and presence sensor in E-101. |
| L2 × 2 | (1.0, 6.0), (2.4, 6.0) | Light the document cabinets. The ERV (and its access hatch) takes up the ceiling just south of here. |
| L3 | Under the pantry wall cabinets, x 4.9–6.4 | Light on the counter |
| L4 | (1.2, 1.35) | Over the reception table |
| DS daylight sensor (new) | (4.6, 2.0) | In the window zone, between two window-row panels, looking down at the desks. Add it to E-101. |
Coordinate with E-101: the air-conditioning cassette, the ERV, the access point and the sensors all share this ceiling. Draw one reflected ceiling plan before the ceiling contractor sets out the grid.
Meeting room (3.8 × 4.6 m, sloped exposed ceiling from 3,000 to 4,274 mm)
- M1 is centred over the table at (8.8, 2.0) and runs north–south, with its bottom about 2.1 m above the floor. At that height it stays out of the line of sight to the TV on the north furniture wall.
- The ceiling slopes from about 3.3 m to about 4.1 m along the table, so the two hanging cables will be about 1.2 m and 2.0 m long, keeping the light level.
- The upward light brightens the wood louvres, so the room isn't a dark box at night and faces on video calls aren't harshly shadowed.
- M2 sits on top of the 2,100 mm oak furniture wall and shines up into the slope. It is visible from the lobby through the glass above the wall, so it ties the two spaces together in the evening.
- Nothing is aimed at the TV.
- Scenes: Meeting (M1 100%), Video call (M1 80% + M2 50%), Presentation (M1 30% + M2 20%), Off.
- The room has glass on both the north and south sides, so after dark it glows to the outside and draws insects. The hub switches it off when the room is empty after hours.
Lobby and shoes-off entry (현관)
- B1: two downlights over the shoes-off strip, either side of the front door at (8.2, 6.2) and (10.0, 6.2), and one in the middle of the lobby at (9.1, 5.25).
- B2: a strip under the shoe cabinet so people can find their shoes without bright overhead light.
- The lobby camera needs light on faces: B1 by the door and the outside soffit lights (E1) light faces from the front.
- The lobby presence sensor already in the plan switches these lights; after hours they come on at a low level.
Toilets
- T2: light faces from the front at the mirror, not only from above, which casts shadows.
- T1: one downlight in the wash area at (11.6, 5.6), and one in each cubicle at (13.3, 6.5) and (13.3, 5.5).
- Use presence sensors (microwave, mmWave or dual-technology) with a 10–15 minute hold. Ordinary PIR motion sensors switch the light off on someone sitting still in a cubicle.
Boiler/electrical room and storage
- Boiler/electrical room: two IP65 battens running east–west at (11.8, 4.0) and (13.4, 4.0), over the walkway rather than behind equipment. Room lighting is also an electrical-code requirement for battery-storage spaces (KEC 511.1.1; see the battery research).
- EM: the emergency light, by the east door.
- Storage: two IP65 battens over the aisle at (11.8, 1.5) and (13.4, 1.5), not above the shelves, so the shelf contents aren't in shadow. IP65 matters because this room has a dehumidifier and damp air. Switch them by a door contact or motion sensor.
Outdoor lighting
Rules for this site
- Protect the rice fields. Rice is a short-day plant: it starts forming grain when nights get long, so artificial light at night delays it.
- Field trial (Rural Development Administration crop research station, 2002): 10–20 lx at night delayed heading (grain formation) by 3–9 days and cut grain yield by 10–21% compared with 2 lx or less.
- Survey (Rural Development Administration, reported 2011): about 10 m from street lights (6–10 lx), rice yields were down about 16%.
- What this means here: keep light at any field edge at about 2 lx or less. Use full-cutoff fittings aimed at the building, no poles near field edges, and motion-only after hours from June to October, the growing season.
- Use warm light to attract fewer insects. Studies find amber light (about 1800–2200 K) draws significantly fewer insects than 3000–4000 K, and warm white below 2700–3000 K is the usual recommendation. Use 2700 K everywhere outside, or 2200 K amber for anything facing the fields. Shielding and motion sensors cut insect attraction further.
- Keep the night sky dark and avoid glare. Use no uplights, no lit brick gables, no floodlights, and keep mounting heights to about 2.4–3 m.
- Korea's light-pollution law (인공조명에 의한 빛공해 방지법) sets limits only in designated lighting-environment zones (조명환경관리구역, classes 1–4). Class 2 covers areas where too much light harms farming and plant growth.
- I couldn't confirm whether Goheung has designated zones. Ask the county. Either way, these fittings stay well inside the limits.
- The site is coastal. Specify IP65 or better (IP67 for in-deck lights), marine-grade powder coat or 316 stainless steel, and typhoon-proof fixings.
- Power during outages: put the outside lights on the battery-backed circuit. They draw only about 120 W in total, so they keep working for security when the grid is down.

| E4 | Deck front edge | (7.9, −1.5), (9.0, −1.5), (10.1, −1.5) | Recessed deck marker, IP67, 2700 K, 30–50 lm, so the edge is visible without lighting the yard | 3 |
| E5 | Yard or parking, optional | Once the site plan is known | Pole light 3–4 m with full cutoff and a back shield on the field side, 2700 K, brightens on motion. Only if parking needs it; keep it away from the field side. | 0–2 |
| — | Outdoor battery cabinet, if chosen (battery research option A) | At the cabinet | One E2-type motion light for access | 0–1 |
Not lit, on purpose: the brick gables, the metal façades, the roof and the solar array. The entrance camera should have built-in infrared night vision, so no light has to stay on all night for it.
Outdoor control
| Time | What happens |
|---|---|
| Sunset, using an astronomical clock in the hub for Goheung's sunset and sunrise times (more reliable than a light sensor that gets dirty) | E1 entrance and path lights on if anyone is still inside |
| Last person out (door lock set to security mode, 경비 모드) | E1 at 20% or off. E2, E3 and E5 go to motion-only: 100% for 3 minutes, then off. |
| 23:00 to sunrise | Everything motion-only |
| June to October (rice season) | Lights facing the fields are motion-only all night, and the deck markers (E4) are off |
Controls and the hub (adds to E-102)
Wiring: use DALI-2 for all dimmable indoor fittings. It is a two-wire control cable, cheap to run alongside the power cables during construction. A DALI gateway connects it to the Raspberry Pi hub. Zigbee drivers are a cheaper wireless fallback. Avoid Wi-Fi bulbs. Outside lights can run from simple relays.
Switch groups: - Office: G1 window row, G2 desks and CEO desk, G3 north row plus L2, with L3 and L4 on their own switches - Meeting room: scenes - Lobby and toilets: presence - Service rooms: door contact or motion
Put a scene keypad by each room door. A manual switch must always override the hub.
New hub rules (continuing the numbering in E-102):
| # | When | What |
|---|---|---|
| 10 | Presence in the office | Lights on at the work scene. 15 minutes empty: dim to 20%. 30 minutes empty: off. (This matches rule 6.) |
| 11 | Daylight | The window row dims to keep 500 lx on the desks, and turns off when daylight is enough |
| 12 | First entry after dark (door lock) | Lobby and office route lights on (pairs with rule 5) |
| 13 | Last exit / security mode | All inside lights off, outside lights to after-hours mode |
| 14 | Sunset / sunrise / 23:00 / rice season | Outside schedule as in the table above |
| 15 | Running on battery during a power cut | Lighting limited to 50% and essential groups only. Emergency light and exit signs run on their own batteries. |
| 16 | Toilet presence | On. Off after 15 minutes with no one present. |
Add to E-101: - 1 daylight sensor in the office window zone - Presence sensors in the toilet wash area and both cubicles - Motion sensors on the E2 east-wall lights and in storage - A DALI gateway in the control box
Power and energy
| Load | |
|---|---|
| Inside, everything at 100% | About 0.7 kW. The office panels are about 380 W of that, about 8 W/m². |
| Outside, everything on | About 0.12 kW, plus up to about 60 W for optional pole lights |
| Typical day, with daylight dimming and presence control | About 3–4 kWh, a small part of the office's estimated 15–25 kWh per working day (see the battery research) |
Still to confirm
- Site plan: where the rice fields, road, gate and parking are. This fixes the E3 path bollards, E5 poles and which lights count as field-facing.
- Ceiling grid from the ceiling contractor (1200×300 or 1280×320 panels), and one reflected ceiling plan combining E-101 and this layout
- Office colour temperature: fixed 4000 K, or tunable white (costs more, DALI DT8 drivers)
- Fire-safety designer: exit sign positions and any emergency-lighting requirement
- Goheung county (고흥군): whether a lighting-environment zone (조명환경관리구역) applies at the site
- Supplier: a DIALux calculation against the targets above and KS A 3011

Battery bank research: Goheung office (32 kWh LiFePO4)
The brief
Put a bank of LiFePO4 (lithium iron phosphate, LFP) batteries totalling 32 kWh next to the inverter(s), storing power from the 7.10 kWp rooftop solar array.
I have read "32kw" as 32 kWh of stored energy, the same way the plan read the earlier note "16kw" as 16 kWh. (kWh is how much energy the batteries hold; kW is how fast power flows in or out.)
What the plan says now: one 16 kWh battery in the boiler/electrical room (보일러·전기실, 3.3 × 2.0 m = 6.6 m²). The same room holds the electric hot-water boiler, the floor-heating manifold, the heat storage tank, the distribution board, the hybrid inverter and the control box. The budget line is US$1,700 including shipping.
The key finding: 32 kWh crosses Korea's 20 kWh line
Korean rules treat lithium battery storage above 20 kWh as a regulated energy storage facility. A 16 kWh bank is under that line. A 32 kWh bank is over it, and two sets of rules apply:
| Up to 20 kWh | Over 20 kWh (32 kWh is here) | |
|---|---|---|
| Electrical code (KEC, 한국전기설비규정) | General ESS rules (KEC 511): ventilation, keeping to the maker's temperature and humidity range, protection from flooding and leaks, DC-rated protection | Detailed lithium ESS rules (KEC 512.1). Inside a building that visitors use (512.1.6): the battery room must be fire-resistant construction (내화구조); at most 50 kWh per rack; clearances from rack to wall of 1 m at the front and 0.8 m at the sides and back; not on a roof; gas venting; automatic emergency stop within 5 seconds |
| Fire code (소방시설법 시행령 별표2, NFTC 607) | Not a specially regulated fire facility | Becomes a regulated fire facility (특정소방대상물, 전기저장시설), whether it sits in a building, a container or an enclosure. Required: fire extinguishers, sprinklers, automatic fire detection, and automatic alarm transmission to 119 (자동화재속보설비). Sprinklers must deliver 12.2 L/min per m² for 30 minutes, and the battery room must be fire-separated (방화구획) from the rest of the building. An outdoor installation may use a battery fire-suppression unit (배터리용 소화장치) instead of sprinklers. |
| Product certification | KC 62619 safety confirmation (안전확인) applies at either size | Same |
Why 32 kWh will not fit in the planned room
The boiler/electrical room is about 1.8 m deep inside. Under KEC 512.1.6, one battery rack needs 1 m clear in front plus the rack itself (about 0.3 m) plus 0.8 m behind, which is about 2.1 m before anything else goes in. The boiler, heat storage tank and manifold are in the same room. Also, the battery room would need to be fire-separated and have sprinklers, and this rural site may have no water supply that can run them. A sprinkler for this room would need roughly 6.6 m² × 12.2 L/min × 30 min ≈ 2.4 tonnes of water, with a tank and pump.
You can't make a new indoor battery room either. The plan keeps the building at 99.40 m² on purpose: under 100 m², it only needs a building report (건축신고) rather than a full building permit (A-601). An extra room would push it over.
Three ways forward
| A. 32 kWh in an outdoor battery cabinet | B. 32 kWh in an indoor battery room | C. Keep it at 20 kWh or less, indoors | |
|---|---|---|---|
| What it is | A weatherproof ESS cabinet (옥외형) on a raised base outside the service block. The hybrid inverter stays in the boiler/electrical room, or goes in the cabinet. | A separate fire-rated room with sprinklers, fire detection and alarm transmission | The plan as drawn: one 16 kWh bank next to the inverter |
| Fire code | Applies, but a battery fire-suppression unit can replace sprinklers; detectors can connect directly to the 119 alarm transmitter | Applies in full, including sprinklers and a water source | Not triggered |
| Fits the plan | Yes, with placement rules (below). Confirm with the architect that the cabinet does not count as floor area. | No. It breaks the 100 m² limit, and the room is too small. | Yes |
| Cost and complexity | Medium. Many ready-made outdoor cabinets come with built-in detection and suppression. | High | Low |
| Verdict | Choose this if you want 32 kWh | Not practical here | Simplest. You can add an outdoor cabinet later. |
Do not split it into two "separate" 16 kWh systems to stay under 20 kWh. The rules are likely to look at the total installed at the site, and the local fire station decides. Ask them before planning around it (see "Who to ask" at the end).
Does the office need 32 kWh? A rough sizing check
These are planning-level estimates to show the scale, not a design calculation.
| Rough figure | |
|---|---|
| Solar output (A-401) | 9,300 kWh/year ≈ 25 kWh/day on average. Roughly 18–22 kWh/day in winter, 30+ kWh/day in spring. |
| Office use on a working day, without heating or cooling (6–7 PCs and monitors, LED lighting, ventilation unit, network and hub, fridge, copier) | About 15–25 kWh, mostly in daytime |
| Overnight and weekend standby (ventilation, hub, network, fridge) | About 5 kWh per night or day |
| Solar left over on a sunny working day | About 5–15 kWh |
| Electric floor heating on a cold day | Probably 20–40 kWh of electricity, more than the panels make in winter |
What the numbers say:
- A 16 kWh battery already holds a typical day's leftover solar. A 32 kWh bank fills up mainly over weekends, holidays and sunny stretches.
- In winter, the floor heating uses more than the panels produce. The battery will rarely be full, and the heat storage tank (E-102 rule 8) is the cheaper way to store extra solar as heat.
- Under KEPCO net metering (상계거래), solar you send to the grid is credited against what you use later. That makes a battery save less money than it seems. Confirm with KEPCO how a battery affects your net-metering application.
- What 32 kWh does buy is backup during power cuts. Essential loads (hub, network, sensors, fridge, lights, a few PCs, ventilation) draw roughly 0.5–1 kW, so the bank lasts about 16–32 hours at 16 kWh, or 1.5–3 days at 32 kWh, and longer while the sun is out. That is useful in a coastal area that gets typhoon outages. Floor heating or air conditioning would drain it much faster.
Bottom line: 32 kWh is a resilience choice, not a savings choice. If backup during outages is the goal, go with option A. If not, 16–20 kWh indoors (option C) does most of the daily job with much less regulation.
Battery bank specification (any option)
Chemistry and setup
- LiFePO4 is the right chemistry. It is more heat-stable than the NMC lithium used in many EVs and lasts many thousands of cycles. It can still vent flammable gas and catch fire if abused, so the safety rules still apply.
- 32 kWh is typically 2 × 16 kWh packs (51.2 V, 314 Ah ≈ 16.1 kWh each) wired in parallel, or a single 32 kWh cabinet.
- The battery voltage must match the inverter's battery input: a 48 V-class low-voltage battery for a low-voltage hybrid inverter, or a high-voltage battery for a high-voltage inverter. Check this before buying (A-601 already flags it).
- The battery's management system (BMS) must talk to the inverter over CAN or RS485, using a protocol the inverter lists as supported. Without this "closed-loop" link, the inverter cannot charge safely.
Wiring and protection (for the electrician)
| Item | Requirement |
|---|---|
| Each pack | Its own DC breaker or fuse, rated for DC and able to break a DC short-circuit current (KEC 511.2.7). Lithium packs can deliver thousands of amps into a short. |
| Parallel connection | Equal-length cables from each pack to a common busbar, so both packs share the load evenly |
| Current | A 7 kW inverter at 51.2 V draws about 140 A, about 70 A per pack. Size the cables and busbar to the inverter's maximum battery current. |
| Isolation | A DC disconnect switch whose open position you can see (KEC 511.2.7) |
| Surge | A DC surge protector on the DC side (KEC 512.1.4) |
| Earthing | Metal cases and racks earthed per KEC 140 (KEC 511.2.9) |
| Emergency stop | Automatic stop within 5 seconds, plus a manual stop button outside the battery space that is easy to reach (KEC 512.1.4) |
Physical
- Weight: a 16 kWh pack typically weighs 110–140 kg (check the datasheet). Stand the packs on the floor or a steel stand, never hang them on a plasterboard wall.
- Temperature: LFP lasts longest at about 15–25 °C. Its BMS blocks charging below about 0 °C, and life drops when it is kept above about 35 °C.
- Water: keep the batteries away from water and never under pipes.
Certification (check before buying)
- Battery: Korea requires KC 62619 for ESS battery systems from 500 Wh to 300 kWh. The system needs safety confirmation (안전확인) and the cells need safety certification (안전인증). Check the exact model number on the Product Safety Information Center site (제품안전정보센터, safetykorea.kr); a KC mark printed on the case is not enough.
- Risk with cheap imports: low-cost imported 16 kWh packs, like the US$1,700 one in the budget, often lack KC. That can block customs clearance, the pre-use electrical inspection (사용전검사/점검) and fire insurance cover.
- Inverter: connecting to the KEPCO grid needs a Korean-certified inverter. Confirm that the exact hybrid model is approved for grid connection in Korea.
Control hub integration (E-102)
- Bring BMS data (charge level, cell temperatures, alarms) into the hub. The plan already monitors this.
- Keep the charge window within the maker's range. KEC 512.1.4 forbids charging past the rated maximum. A typical setting is 10–95%, and rule 9 (battery below 20% → shed loads) stays.
- Rule 8 (battery above 90% → heat the storage tank) works well with a larger bank.
- Add rules for BMS alarms and over-temperature: stop charging and send an alert. If the battery-area smoke or heat detector trips: shut the system down and raise the alarm. Above 20 kWh, the alarm must also reach 119 automatically.
Placement
Option A: outdoor cabinet
| Rule | What it means here |
|---|---|
| Raised at least 0.3 m above ground (KEC 512.1.5) | Concrete plinth. Raise it to 0.6 m if the site is on reclaimed land (간척지) or salt pans, which is common around Goheung, for example around Goheung Bay (고흥만). The site is not chosen yet, so check this. |
| Distance from the building, other facilities and doors | KEC and the Korea Electrical Safety Corporation's inspection standard use about 1.5 m from surrounding buildings and facilities and 3 m from building entrances and escape routes. Confirm the current figures for your installation. The east wall has the storage and boiler-room doors and the north wall has the main entrance, so a north-east or south-east corner position away from those doors is likely. |
| Cabinet | An outdoor-rated ESS cabinet (IP55 or better) with built-in detection and a battery fire-suppression unit. It should be rated for coastal salt air (a C4/C5 coating or stainless steel) and anchored for typhoons. |
| Temperature | Shade it from afternoon sun; a north-side position runs cooler. Check that the cabinet has heating or cooling for −5 °C winters and 33 °C+ summers. |
| Cable route | A short DC run through the wall into the boiler/electrical room, with fire-stopping where it passes through, or put the inverter in the cabinet as well |
Option C: up to 20 kWh indoors in the boiler/electrical room
- Keep the batteries away from the boiler, heat storage tank and manifold. Never put them under pipes; use a raised stand with a drip tray.
- Vent to the outside, and keep the room cool. The heat storage tank gives off heat, so check summer room temperatures.
- Put a smoke or heat detector in the room and wire it to the hub.
- Keep a fire extinguisher just outside the door. Water is what cools a lithium fire, and ABC powder does not stop thermal runaway. Korean lithium-battery extinguishers (리튬배터리 전용 소화기) are also an option.
- Mount the emergency stop button outside the east door. The room already opens to the outside (A-101), which is good for firefighter access.
- Leave enough clear space to service the batteries, and follow the clearances in the maker's manual.
Budget lines to add to E-102
| Item | Note |
|---|---|
| Batteries 32 kWh | About US$3,400 if the US$1,700 per 16 kWh price holds, before dangerous-goods shipping (lithium is UN3480 class 9), duty and 10% VAT. KC-certified products usually cost more. |
| Outdoor ESS cabinet with detection and suppression | Option A only |
| Fire detection and 119 alarm transmitter, fire-safety design and inspection | Required above 20 kWh |
| DC protection: breakers or fuses, busbar, surge protector, isolator, emergency stop | Required at any size |
| Pre-use electrical inspection (사용전검사/점검) | At any size; scope depends on the installation |
Who to ask before deciding
- Goheung fire station (고흥소방서), fire prevention section (예방과): how they count capacity for 32 kWh at this office, and what they require for an outdoor cabinet compared with indoors
- Korea Electrical Safety Corporation (한국전기안전공사), local office: the pre-use inspection scope, and the separation distances for an outdoor cabinet
- KEPCO (한전), Goheung branch: net metering with a battery, and inverter grid-connection approval
- Architect (건축사): whether an outdoor cabinet counts toward floor area or the building coverage ratio
- Supplier: the KC 62619 certificate for the exact battery model, the Korean grid certification for the inverter, and the BMS communication protocol
- You: confirm 32 kWh is the energy figure (not inverter power), and whether the goal is backup or savings

Flooring research: Goheung office (shoes-off)
The brief
People will take their shoes off at the door, as is normal in Korea, so everyone walks around barefoot or in socks. The floor needs to:
- damp sound (footsteps, chairs, things being dropped)
- be easy on the feet (some give underfoot)
- not feel cold
- be easy to clean
What the plan says now (A-602): 7 mm tile carpet (타일카펫) over electric hot-water floor heating in the office and meeting room, and porcelain tile with a built-in entrance mat across the whole lobby. That was chosen for shoes-on use, so it needs another look.
Recommendation
| Where | Floor |
|---|---|
| Office, meeting room, inner lobby | Cushioned PVC sheet flooring (쿠션 장판 / 층간소음 저감 바닥재), about 4.5 mm thick. Fully glued, seams sealed or welded, PVC skirting. Laid over the floor heating already in the plan. |
| Entry area (현관) inside the north door | Porcelain tile and a built-in mat, plus a shoe cabinet (신발장). This is where shoes come off. |
| Toilets | Keep the non-slip porcelain tile, and put out toilet slippers (화장실 슬리퍼). |
| Boiler/electrical room, storage | Keep the epoxy. Both have outside doors, so people go in with shoes on. |
This replaces the tile carpet. Cushioned sheet is soft and warm underfoot like carpet, but it can be wet-mopped and does not soak up sweat or spills. It is also the standard finish laid over ondol floor heating in Korea, so it works with the planned heating.
Three other things are needed to make it work: - Office chairs get soft-tread castors (the kind made for hard floors). Hard castors leave dents and grooves in cushioned flooring. - The control hub limits the floor surface temperature to about 27 °C. Confirm the exact limit for the product you choose. - Use 4.5 mm, not 6 mm. The extra thickness mostly reduces noise for a room below, and this building has none. 4.5 mm is firmer under chairs and lets heat through faster.
How each requirement applies to this building
1. Sound
This is a single-storey building on a ground slab, so there is no room below. That matters when reading product brochures. The headline numbers on Korean cushioned flooring (for example "경량충격음 −22 dB") measure noise carried to the apartment downstairs (층간소음). That is not a problem here.
The noise that matters in this office is:
| Noise | Does cushioned flooring help? |
|---|---|
| Things dropped, chair legs knocking, feet landing | Yes, a lot. The foam layer takes the impact, so a dropped pen thuds instead of clattering. |
| Office chairs rolling | Yes, as long as the chairs have soft castors. |
| Footsteps | Already quiet barefoot or in socks. Any soft floor is fine. |
| Echo and voices carrying across the room | Not much. Hard-surfaced floors absorb very little sound from the air. Carpet does absorb some, so the room will echo a little more if the tile carpet goes. |
What this means for the plan: Keep the acoustic ceiling tiles (흡음 텍스) in the office and the acoustic panels and wood louvres in the meeting room. They now do the echo control the carpet was also doing. If the reception corner (응접) still sounds lively, add a washable rug there.
The flooring industry says much the same. Milliken, a commercial flooring maker, lists glued-down hard vinyl tile (LVT) at only about 2 dB of impact-noise reduction, against 13–19 dB for products with a cushion layer. It also says hard floors "will not absorb ambient sound in the way that textile surfaces can".
2. Easy on the feet
Cushioned sheet has a foam layer under a hard-wearing PVC top layer, so it gives a little underfoot. Korean makers sell it on comfort for knees and joints. LX's double-cushion "X-Comfort" line, for example, claims about 1.2× the cushioning and springback of its 4.5 mm 소리잠 sheet.
Engineered wood (강마루), hard vinyl tiles (데코타일/LVT) and porcelain have almost no give. KCC says its 6 mm cushioned sheet reduces noise about 58% more than ordinary 강마루 and absorbs more than twice the impact.
3. Not cold
Two separate things decide whether a floor feels cold:
- The floor's actual temperature. The plan already deals with this: electric hot-water floor heating in every heated room, 100 mm insulation (XPS) under the slab, and insulation around the slab edge so the floor by the windows and outside walls stays warm.
- How fast the material pulls heat out of a bare foot. Tile and stone feel cold even at room temperature because they draw heat away quickly. Foam-backed vinyl, cork, wood and carpet feel warmer at the same temperature. This matters most in spring, autumn and on early mornings, when the heating is off or just starting.
Cushioned sheet does well on both: its foam layer feels warm to the touch, and it is made to go over Korean ondol heating.
The trade-off is that thicker, softer layers slow heat coming up from the pipes. The European floor-heating standard (EN 1264) conservatively suggests a floor covering of no more than 0.15 m²K/W (1.5 tog). Thick carpet is the main concern there, which is why the plan specified a low-thermal-resistance carpet tile. 4.5 mm sheet passes heat more easily than 6 mm.
Surface temperature limit: Vinyl makers usually allow a maximum floor surface temperature of about 27 °C. Some allow 29 °C for some product types. This interacts with E-102 rule 8 (when there is surplus solar power and the battery is above 90%, pre-heat the storage tank and floor). Cap the floor surface temperature with a floor sensor and put the extra heat into the storage tank instead.
4. Easy to clean
Barefoot and sock-wearing offices collect hair, skin, dust and foot sweat rather than outdoor dirt. The office also has a pantry counter (탕비), where coffee gets spilled.
| Cushioned sheet | Tile carpet (current plan) | |
|---|---|---|
| Daily | Dry mop or vacuum | Vacuum |
| Spills | Wipe up | Blot it and hope; a stained tile has to be swapped |
| Bare-foot hygiene | Can be wet-mopped with neutral detergent | Fibres hold sweat, skin oils and dust mites; needs periodic extraction cleaning |
| Goheung's humid summers | No change | Can start to smell |
With a seamless, wet-mopped floor, you can see that it is clean.
The options compared
"Feels warm" here means with the floor heating off.
| Option | Soft underfoot | Feels warm | Impact noise | Echo | Cleaning | Office chairs | Floor heating | Verdict |
|---|---|---|---|---|---|---|---|---|
| Cushioned PVC sheet, 4.5–6 mm (쿠션 장판) | Good | Good | Good | Low | Good | OK with soft castors | Good, made for ondol | Recommended |
| Standard PVC sheet, 2.2–3.2 mm (일반 장판) | OK | OK | OK | Low | Good | Good | Good | Budget fallback |
| Hard vinyl tile (LVT / 데코타일), glued | Poor | OK | Poor (~2 dB) | Low | Good, but many joints | Good | Good | Too hard and noisy for bare feet |
| Engineered wood (강마루) | Poor | OK | Poor, clicky | Low | Good | Scratches | Good | Common in Korea, but hard |
| Tile carpet (current plan) | Good | Good | Good | Best | Poor | Good, with hard castors | OK if low thermal resistance | Not ideal for shoes-off |
| Cork (코르크) | Good | Good | Good | Some | OK, needs resealing | Dents | OK, per maker | Nice, natural, but costly and hard to source locally, and fades in sun |
Products to look at (Korean makers)
These are residential product lines. The noise figures are the makers' own claims about noise reaching the room below, so they are useful only for comparing products with each other. Product lines change, so confirm what is current with a dealer (대리점). The nearest showrooms are likely in Suncheon or Gwangju.
| Maker | Product | Thickness | What the maker claims |
|---|---|---|---|
| LX Hausys (LX Z:IN) | 지아 소리잠 4.5 / 6.0 | 4.5 / 6.0 mm | Sound-damping layer underneath; −22 / −26 dB impact noise vs bare slab (test by Daewoo E&C's research institute); environmental label (환경표지) and atopy-safe mark (아토피 안심마크) |
| LX Hausys (LX Z:IN) | 엑스컴포트 (X-Comfort) | Ask | Two cushion layers (soft top, springy bottom); ~1.2× the cushioning of 소리잠 4.5T; better slip resistance; environmental label |
| KCC Glass / Homecc | 숲 소리휴 | 6.0 mm | High-elasticity cushion layer; about −19 dB impact noise (KCL test); environmental label; cedar-oil UV coating; stone-look patterns in 600×600 and 600×1200 |
| Hyundai L&C | 아티움 (Artium) | 2.7 / 3.2 mm | High-elasticity cushion layer; reduces everyday noise |
| Hyundai L&C | 더채움 | 2.2 mm | Cushion layer; 61 dB vs 77 dB on bare slab (company test) |
How to choose: Take samples, or go to a showroom, and walk on them barefoot over a heated floor. Press a chair castor into each sample and see whether the mark comes back. Pick the thinnest one that still feels soft enough.
Changes this means for the plan (A-602)
| Room | Now (A-602) | Proposed |
|---|---|---|
| 사무실 (office) | 타일카펫 + 바닥난방 | 쿠션 장판 4.5T, fully glued, seams sealed or welded, PVC skirting, + 바닥난방 |
| 회의실 (meeting room) | 타일카펫 + 바닥난방 | Same as the office, continuous with no threshold |
| 로비 (lobby) | 포세린 타일 + 매립 현관 매트 across the whole lobby | Tile and mat only in an entry strip (현관) about 1.0–1.2 m deep inside the north door, with a 신발장 and a bench to sit on. The rest of the lobby gets the same sheet as the office. |
| 화장실 (toilets) | 논슬립 포세린 타일 + 바닥난방 | No change, plus toilet slippers and a small threshold at the door to keep water in |
| 보일러·전기실, 창고 | 에폭시 | No change (shoes-on rooms with outside doors) |
| Meeting room's south sliding door to the deck | (none) | A slipper rack at the deck for stepping outside |
Area to quote: office 49.70 + meeting room 17.48 + inner lobby about 6.5 = about 74 m². These are A-001's wall-centreline areas, so the real floor area is a little smaller. Add about 10% for cutting waste.
Make the shoes-off line flush, not a step: A traditional sunken 현관 would mean cutting into the 100 mm under-slab insulation at the door, which brings back the cold floor edge the plan is trying to avoid. A step is also a trip hazard for visitors. Instead, keep the floor level and mark the shoes-off line with the change from tile to sheet, the entrance mat and the shoe bench.
Floor build-up: The 4.5 mm sheet replaces the 7 mm carpet tile. The 2.5 mm difference can be made up in the 50 mm heating screed (방바닥 몰탈). Nothing else in the A-602 build-up changes.
Notes for the installer
- The screed must be dry. Vinyl sheet seals the floor, so damp screed underneath leads to glue failure, smells and mould. Run the floor heating to dry the screed before laying, raising the temperature gradually. Lower the heating while the sheet is laid and for a few days after, following the product's guide. Ask the installer to check the moisture level before they start.
- Fully glue the sheet (전면 접착). Do not loose-lay it with tape at the edges, as is common in homes. Rolling chairs push loose sheet into ripples.
- Keep seams few and sealed: heat-welded, or sealed with the maker's seam sealer. Run them away from the desk and chair areas.
- Edges: fit PVC skirting, or turn the sheet up the wall (굽도리), so mop water cannot get under the edge.
- Cap the floor temperature at about 27 °C with a floor sensor wired to the hub (see E-102 rule 8 above).
- Choose a low-emission product, because people will be touching it with bare skin. Ask for the environmental label (환경표지), the top HB grade (HB 최우수), and a non-phthalate plasticiser (친환경 가소제).
- Matte or embossed surface, and never wax or polish it. Socks slip on glossy vinyl.
- Chairs: use soft-tread castors. The EN 12529/12528 standards call these "type W", made for hard floors. The hard "type H" castors made for carpet dent and groove cushioned sheet. Add clear chair mats at the desks if you choose 6 mm.
- Heavy furniture: put wide pads under the document cabinets and the copier/plotter. Cushioned sheet dents under point loads.
- Sun: the 900 mm eave shades the south windows in summer, but in winter the sun reaches about 3.4 m into the room (A-301). Choose a UV-coated product so the floor does not fade near the windows.
Cleaning routine
- Daily: dry mop or vacuum (hair and dust).
- Weekly: damp mop with neutral detergent (중성세제).
- Avoid: solvent cleaners, harsh bleach and steam mops (they can weaken the seams and glue), and wax or polish.
- Entrance mat: vacuum it and lift it out to clean underneath now and then. It is the only floor that sees outdoor dirt.
Still to confirm
- Current product lineup and the thickness of X-Comfort, from a dealer
- Maximum floor surface temperature for the chosen product (enter it into the hub's rules)
- Barefoot walk test on samples over a heated floor
- Quotes with material and labour priced separately, for about 74 m² plus waste
- Whether the office chairs being bought come with, or can take, soft castors

배치 가정 · Site assumptions A-001
